There are many options for slopped and Flat roofs, I will explain a variety of most used roof coverings for a slopped roof and a Flat roof, from the Best to the Least, obviously it will also be from the most expensive to the Least expensive order.

All pricing for informational purposes and can vary based on the roof slope, height, condition, and does not include municipal and other fees.

Slope Roof:

Galvalume Metal Panels or if the hose is within 2 miles of the shore by code it should be an Aluminum or Copper panels 12$-14$ per sq ft installed.

PROS:

  • Suitable for residential and Light duty commercial use.
  • ½”/12″ minimum slope.
  • Long lasting (over 35 years).
  • Variety of colors and thickness.
  • Modern, slick look.
  • Resistance to elements.
  • Easy replacement if damaged.
  • Class A Fire resistant.
  • Installed using concealed clips and fasteners and mechanically seamed to withstand high winds up to 160 Miles.

CONS:

  • Must be installed over a solid deck.
  • (For all applications 3″/12″ slope and under, manufacturer
    recommends the use of extra self-adhered Underpayment = $$$$).
  • Aluminum and Copper panels can be pricey.

Tile Roof:

Clay and/or Concrete 9$-11$ per sq ft installed.

PROS:

  • 3″/12″ minimum slope.
  • Long lasting (over 30 years).
  • Variety of colors and profiles.
  • Traditional look.
  • Energy efficient (Lower attic temperature = Less money to cool the house).
  • Easy replacement if damaged.
  • Installed using Cement or Foam Adhesive (and/or mechanically fasteners for slopes 7”/12” and over).
  • Doesn’t have to be installed over a solid deck (Not recommended).
  • Class A Fire resistant.
  • Withstand high winds up to 130 Miles.

CONS:

  • It may require reinforcing the roof structure.
  • More vulnerable to elements and structure movements and some tiles may crack in high winds.
  • May get algae growth but easy to clean with a Pressure-washer.

Peel & Stick:

As professionals we call this: Self-adhesive Modified Bitumen roof and the estimate cost is 6.5$-8.5$ per sq ft installed.

PROS:

  • Best if used on low-slop roofs of 2”/12 to 1”/12”.
  • Long lasting (15-20 years).
  • Variety of colors, some colors are UV resistant and Energy Star certified.
  • Some brands are coated with an Algae resistant.
  • Low maintenance.
  • Environmentally friendly installation.
  • Light weight compared to other roof covering.
  • Less expensive than PVC/TPO.
  • Adhered or mechanically attached over roof deck or insulation boards.
  • Class A Fire resistant when installed with fire-retardant underpayment.

CONS:

  • Mostly used on residential roofs.
  • Need to be installed in temperatures of 40 degrees and over.
  • Requires rolling a weight roll between layers to assure even adhering.
  • Requires multiple layers, of 2 to 3 ply roofing system.

Flat Roof:

In general, any slope under 3”/12” considers low-slope or a flat roof. TPO/PVC 10$-12$ per sq ft installed.

PROS:

  • A single ply roofing system for Commercial and Residential use.
  • More durable than other low-slope roofing.
  • Long lasting (25-30 years).
  • White reflective color, UV resistant, Algae resistant, Energy Star certified.
  • Low maintenance.
  • Environmentally friendly installation.
  • Light weight compared to other roof covering.
  • Adhered or mechanically attached over roof deck or insulation boards.
  • Can be installed during Cold or Hot weather.
  • Class A Fire resistant when installed with fire-retardant underpayment.

CONS:

  • Although it’s durable than other roof covering, it’s more vulnerable to sharp elements.
  • Slippery when it’s wet.
  • More expensive than other low-slope roofing.

Asphalt Shingle:

PROS:

  • 3″/12″ minimum slope.

  • Easy replacement/repair if damaged.
  • Recent brands are manufacture with Algae resistant Coating/Granulates.
  • Most cost efficient compared to other roof covering.
  • Easy and Fast installation.
  • Light weight compared to other roof covering.
  • Class A Fire resistant.
  • Withstand winds of 90 Miles (3-Tab) up to 130 Miles (Dimensional).

CONS:

  • More vulnerable to elements and high winds.
  • Need to be installed in temperatures of 40 degrees and over.
  • Needs a good attic ventilation to maximize its lifespan.

Hot-Mopped Roofing:

Cost around 6.5$-8.5$ per sq ft installed.

PROS:

  • for Residential and Commercial use.
  • For low-slop roofs of 1”/12” and less.
  • Long lasting of 15-20 years with good drainage and proper maintenance.
  • Low maintenance.
  • 2 colors of White and Black. White color is a UV resistant and Energy Star certified.
  • Can be installed during Cold or Hot weather.
  • Slip resistant.
  • Class A Fire resistant when installed with fire-retardant underpayment.

CONS:

  • Slightly more expensive than self-adhesive roofing.
  • Requires melted Asphalt between layers.
  • Requires multiple layers and melted Bitumen Asphalt between layers which makes it heavy.

  • Slower and messy installation compared to other roof covering.
  • Smelly, Toxic fumes when melting and applying the Bitumen Asphalt.

Heat Weld Roof:

Also knows as: Torch-Down Roofing and the cost is 5.5$-7.5$ per sq ft installed.

  • Long lasting of 15-20 years with good drainage and proper maintenance.
  • Low maintenance.
