This category covers a wide range of potential issues which could arise with your roof. What they have in common is that they only affect a certain section or sections, not the roof in its entirety – therefore the repairs are localized and less extensive.

For example, roof valley leaks are a very common sight. A valley is the meeting point between two roof slopes and is therefore especially susceptible to leakage. That is because it traps water, leaves, and all other debris. Depending on whether you have open or closed valleys, the solutions will differ.

Another common location for leaks is the chimney. Because the area around the chimney frequently expands and contracts due to the heat, the flashing needs to be in top shape in order to ensure everything stays waterproof.

Major Repairs

Sometimes, the damage to your roof is so extensive that a small fix simply will not do. In those cases, you have two options: an overlay or a tear-off.

Overlay (also known as reroofing) is the process of adding a new layer of shingles on top of your existing roof. Therefore, it is significantly quicker and more affordable than getting a completely new roof. However, it is not without downsides.

For one, the general rule is that you can only do a single overlay. So, if your roof already has two layers of shingles, this method will not be available to you. Secondly, it adds a lot of weight so it could jeopardize the structural integrity of your home. Additionally, the added layer traps extra heat, which negatively impacts the longevity of the shingles.

The other option is a tear-off. As the name implies, we completely remove your old roof and replace it with a new one. Compared to reroofing, it costs more and takes longer to complete. But it does come with many benefits.

Because everything has to come off first, this makes it easy to inspect the roof deck and find hidden defects. Plus, your roof will be brand new and will last for a long time. Finally, it will also make it much easier to sell your home down the line, if that is a consideration.
